One of the questions we get most often is: Where should you live – Cala Major and San Agustín, or Portixol and El Molinar?
At first glance, the choice may seem difficult. Both are by the sea, both are just minutes from central Palma, and both are among the city’s most desirable residential areas.
But the lifestyle they offer is actually very different.
Cala Major & San Agustín: Mediterranean holiday feeling, close to the city
If your idea of Mallorca is turquoise water, beach days and a lively Mediterranean atmosphere, Cala Major and San Agustín are hard to beat.
Cala Major has the feeling of a holiday destination, yet Palma is only around five minutes away by car. The neighbourhood is built into the hills, with a mix of contemporary new developments, older apartment buildings, hotels, restaurants and bars. In summer, the area becomes especially vibrant, but thanks to its large year-round population, it never completely switches off outside the high season.
San Agustín offers a slightly calmer version of the same lifestyle. There are fewer and smaller hotels, more permanent residences and a stronger local presence, giving the area a more relaxed and residential character while still keeping the beach within easy reach.

Portixol & El Molinar: a more local, urban way of living by the sea
Portixol and El Molinar feel less like a resort and more like a natural extension of Palma.
Life here revolves around the seafront promenade. Early in the morning, it is filled with runners, cyclists and dog walkers. Later in the day, the cafés and restaurants come to life, and in the evening the waterfront becomes one of Palma’s most pleasant places to meet friends or go for dinner.
There are very few hotels in the area, which means tourism is much less dominant than in Cala Major. The result is a neighbourhood that feels distinctly local and lived-in throughout the year.

The beaches: turquoise water or a quieter local feel?
In both areas, the sea is almost on your doorstep, but the beach experience is quite different.
Cala Major is the obvious choice if you are looking for a proper sandy beach with clear, turquoise water and easy access to water sports. It has that unmistakable Mediterranean holiday feeling – although in the middle of summer, you should expect it to be busy.
The beaches around Portixol and El Molinar are generally more understated. The water may not have quite the same postcard-blue colour, but the atmosphere is calmer and there is often more space, even during the summer months. You are also far more likely to be sharing the beach with people who actually live in the area.
Hills and sea views, or flat and walkable?
Another major difference is the landscape.
Cala Major and San Agustín are hilly, which can be a big advantage when it comes to views. Many properties sit above the coastline and enjoy spectacular panoramas across the Mediterranean. The trade-off is that walking home may sometimes involve a steep hill.
Portixol and El Molinar are almost completely flat. You can comfortably walk or cycle into central Palma, move around with a pram or simply live much of your everyday life without relying on a car.
For many buyers, that walkability is one of the area’s biggest attractions.
Which is better for families?
For families, Portixol and El Molinar can feel particularly practical because of the flat streets, promenade and easy everyday access to Palma.
Cala Major and San Agustín, however, have another advantage: several international schools are located nearby, making the area very convenient for families with school-age children.
As always, the exact location matters. Even within the same neighbourhood, one street can offer a completely different lifestyle from another.
The property market is different too
Cala Major and San Agustín offer a broader variety of properties. You can find everything from older apartments in need of renovation to high-end new developments, penthouses and homes with exceptional sea views.
Portixol and El Molinar are more tightly held. The number of properties available is limited and demand remains high, which can make finding the right home more challenging. At the same time, that limited supply is part of what has helped preserve the area’s established, residential character.
What about property prices?
Price is another important difference to consider. In Cala Major, current average asking prices are around €7,800/m² for apartments and €8,300/m² for houses, while neighbouring San Agustín is slightly higher at approximately €8,150/m² for apartments and €8,650/m² for houses. In Portixol and El Molinar, averages can be more difficult to interpret because the supply is much smaller and individual properties vary enormously depending on their exact position, sea views and proximity to the waterfront. Indeed, broader market data for Portixol–El Molinar currently puts the average asking price at around €9,100/m², reflecting just how sought-after and supply-constrained the area has become. In all four neighbourhoods, however, frontline properties, new developments and exceptional sea-view homes can command prices considerably above these averages reaching highs of €20,000/m² for seafront unique properties.
So, which area should you choose?
Perhaps the better question is not which area is best, but what do you want your everyday life in Mallorca to feel like?
If you want turquoise water, beach life, sea views and a stronger Mediterranean holiday atmosphere, Cala Major and San Agustín are likely to appeal to you.
If you would rather walk or cycle into Palma, live in a more local environment and enjoy a quieter, more everyday relationship with the sea, Portixol and El Molinar may be the better fit.
And that is precisely what makes the comparison so interesting: these areas are only a short distance apart, yet they offer two distinctly different versions of life by the sea in Palma.
